Moving to Southeast Florida: what to know
Florida's big-city coast. Miami, Fort Lauderdale and the Palm Beaches run together into one of the largest metro areas in the country, with the Treasure Coast quieter to the north.1,3,4,5 Warmest winters on the mainland, the most international culture in the state, and the highest home prices of the regions so far.
Counties: Miami-Dade, Broward, Palm Beach, Martin, St. Lucie. Includes Miami, Fort Lauderdale, Boca Raton, West Palm Beach, Stuart, Port St. Lucie.
Weather
Tropical. Winters are warm and dry; the last freezing temperature at Miami International Airport was on Christmas Day 1989.1,5 Summers are hot, humid and stormy, with heavy afternoon downpours. Rain totals vary a lot from place to place across the metro.1
Storms and hazards
- Hurricanes. Andrew came ashore near Homestead on August 24, 1992, as a Category 5, destroyed about 63,000 homes in Florida and led to the statewide building code.6
- Flooding: heavy summer rain, and in many low areas tidal flooding on sunny days during the fall king tides, when groundwater rises through the porous limestone.7
- Condo safety: after the 2021 Surfside collapse, older condo buildings three stories or taller need milestone inspections and fully funded structural reserves, which has meant large special assessments in some buildings.8

Only in Florida
Coral Castle was built over decades by a Latvian immigrant who worked alone and wouldn't let anyone watch.11 He said it was for his 'Sweet Sixteen'; the story goes that his young fiancée called off their wedding the day before. It isn't even coral: it's limestone.11
