Southwest Florida
Sarasota, North Port, Port Charlotte, Fort Myers, Cape Coral, Naples · Counties: Sarasota, Charlotte, Lee, Collier
Gulf beaches, warm dry winters and an older population. The region runs down the Gulf coast from Sarasota to Naples, with fast-growing inland towns such as North Port, Port Charlotte and Cape Coral.3,4,5,6
Locals count two seasons. There's "season," when the snowbirds are here and you can't get a dinner table, and there's everything else, when it's 92 degrees and you have the beach to yourself. Hardly anyone owns a real winter coat. Everyone owns a hurricane plan.
Who it suits
- Retirees and part-year residents
- Boaters, anglers and beach people
- Anyone who wants mild winters with no freezes7
Who may want to look elsewhere
- People who need big-city jobs or public transit
- Budgets that can't absorb high home and flood insurance8
- Anyone who can't take months of summer heat and humidity
Weather
Winters are mild and dry, November through April.9 Summers are hot and humid, with frequent afternoon thunderstorms in the rainy season. Freezes are rare.71
Storms and hazards
- Storm surge is the biggest risk: Hurricane Ian came ashore in Lee County as a Category 4 in 2022, and Milton made landfall near Siesta Key in 2024.9,10
- Low coastal and canal neighborhoods flood, so flood insurance matters well beyond the beach.8
- Red tide reaches Gulf beaches in some years and can irritate breathing.11
Map: every hurricane near Southwest Florida since 1851
Geography
Flat, low coastal plain. Barrier-island beaches (Siesta Key, Sanibel, Marco Island), bays and estuaries such as Charlotte Harbor, the Myakka and Peace rivers, and the western edge of the Everglades near Naples.10,12
People
Sarasota County is older still: 38.8% of residents were 65 or over in 2025.4,6 The population swells every winter when seasonal residents arrive, and traffic and restaurant waits rise with it.2
| County | Population | 65+ | Under 18 | Household income | Home value | Rent | Born abroad |
|---|---|---|---|---|---|---|---|
| Lee County2 | 875,607 | 29.2% | 17.3% | $76,107 | $362,200 | $1,712 | 18.9% |
U.S. Census Bureau QuickFacts: population as of July 2025; income, home value and birthplace are 2020–2024 averages. Home value is what owners say their home is worth; rent is median gross rent, including utilities the tenant pays.
Cost of living
Market direction: Cape Coral–Fort Myers typical values were down 10.4% over the year to September 2025 (Zillow), and North Port–Sarasota–Bradenton values were 17% below their 2022 peak as of July 2026.1,3,4,5,62
Insurance and flood premiums can outweigh a lower price.8 Run the full monthly cost before you compare towns.1
Health care
Major hospital systems include Sarasota Memorial, Lee Health and NCH in Naples.4,6 Inland towns have fewer specialists, and winter brings longer waits.13
Getting around
Three airports: Sarasota-Bradenton (SRQ), Southwest Florida International in Fort Myers (RSW) and Punta Gorda (PGD).1,4,5,6 I-75 is the main road. Public transit is limited, so plan on a car.14
Jobs and economy
Health care, construction, tourism, retail and real estate. A large share of residents are retired.4
Culture and things to do
Arts and theater in Sarasota, a strong fishing and boating culture, spring-training baseball, golf communities and laid-back beach towns.4,6

- Long, hot, humid summers
- Car-dependent, with little transit
- Winter crowds and traffic
- Job market narrower than Tampa or Miami
The good stuff
History, famous names, places to see and the stories only Florida could produce.
A little history
The Calusa ruled this coast for centuries, building towns on islands made of discarded shells, and they drove off the Spanish: Juan Ponce de León was mortally wounded in a Calusa attack in 1521. Cattle ranches and fishing villages came next.9 Then the winter people arrived. Thomas Edison built a winter home in Fort Myers in 1886, his friend Henry Ford later bought the house next door, and in the 1920s circus owner John Ringling made Sarasota his base.1,4,5,6 After World War II, developers dredged canals and sold lots by mail, which is how Cape Coral (founded 1957) and much of North Port came to be.3,5,6
Famous names
- Thomas Edison and Henry Ford: next-door winter estates in Fort Myers, now a museum with Edison's lab1,5
- John and Mable Ringling: the Ringling Museum of Art and their Venetian-style mansion, Ca' d'Zan, in Sarasota4,6
- J.N. "Ding" Darling: Pulitzer Prize-winning cartoonist and conservationist; Sanibel's wildlife refuge carries his name12,17
- Cyrus Teed: founder of the Koreshan Unity colony in Estero18
Must see and do
- Siesta Key Beach: powder-white quartz sand10
- The Ringling Museum and Ca' d'Zan, Sarasota4,6
- Edison and Ford Winter Estates, Fort Myers1,5

- Spring-training baseball in February and March: Braves in North Port, Orioles in Sarasota, Red Sox and Twins in Fort Myers1,4,5,6
- Boca Grande, famous for tarpon fishing21
Only in Florida
- A state park in Estero preserves the village of a group that believed we all live on the inside of a hollow Earth. They moved down from Chicago in 1894, about 200 strong.18
- Babcock Ranch was built around a solar plant of about 700,000 panels. When Hurricane Ian knocked out power to more than 2.6 million Florida customers, its lights stayed on.9
- Venice calls itself the Shark Tooth Capital of the World, and beachcombers leave with handfuls of fossil teeth.20
- Shellers on Sanibel walk bent double, eyes on the sand. Locals call it the Sanibel Stoop.12
- Out past Naples, Everglades lore tells of the Skunk Ape, Florida's own smelly Bigfoot.22
Little-known facts
- Warm Mineral Springs is an hourglass-shaped sinkhole about 230 feet deep, with water around 86°F. Remains found there are up to about 12,000 years old, and one burial may be the oldest known intentional burial in North America.6,19
- Cape Coral has more than 400 miles of navigable waterways, which the city says is more than any other city in the world.3,5
- Edison's Fort Myers lab spent his last years trying to make rubber from plants, including goldenrod.1,5
- The Koreshan founder called himself Koresh, the Hebrew form of his first name, Cyrus.18

Getting care and getting out
- Nearest hospital with a 24-hour emergency room: AdventHealth Port Charlotte, in Port Charlotte, about 7 miles.3
- 4 ER hospitals within 15 miles.3
- Nearest airport with airline service: Punta Gorda Airport (PGD), about 16 miles.4
- Nearest big airport with lots of nonstop flights: Southwest Florida International Airport (RSW), about 45 miles.4
Distances are straight-line from the town's center, so driving is longer, often by a third or more. Each hospital is placed at the center of the town in its mailing address, which can be a few miles from the building. Freestanding ERs and urgent-care clinics aren't counted. Hospitals are the acute-care and critical-access hospitals in CMS data that report emergency services, plus seven that run 24-hour ERs but are mislabeled there; VA, military and children's hospitals are left out. "Big airport" means an FAA large or medium hub (MCO, MIA, FLL, TPA, RSW, JAX, DJT).
